Current Owner Search
Search is done backward from the current date in the current owner search; the current owner search involves searching for the details of the present title of the holder of the subject property, taking into deliberation the latest deed. Information such as the Vesting deed, county assessment information, open mortgages, current tax status, judgments, legal descriptions, and liens get captured in this service.
Two Owner Search
Search is done backward from the current date in the current owner search; the two owner search is for the last two owners in the chain of title of the subject property. Information like the Vesting deed, county assessment information, open mortgages, current tax status, judgments, legal descriptions & liens get captured in this service. This search is usually done for origination of Home Equity transactions, short sale, foreclosure auctions and pre-tax auctions.
Update Search
An Update search is performed on the subject property from the date of the last search to the current date. A report is provided on all the documents posted and recorded during the period. This is performed just before the closing takes place
Liens & Judgment Search
Liens search is done to verify if there is any closed lien showing on the title and request for release / paid in full letter, request judgment payoffs. Judgment search is performed to check if there is any judgments against the borrower by using technology based platform.
